Rental Conditions

Reservation
It’s possible to book the apartment by email, [email protected] or by phone 0032/495.95.65.99. In the absence please leave a message. You will be contacted as soon as possible.

Reservation contract and payment

Each reservation will be confirmed by the landlord through a confirmation. The tenant then meets within 7 days 30% of the rent.
The remainder of the rent is due 8 weeks before the start of the rental period to be met. Reservations made within these 8 weeks you pay the amount in one go.

In the event of late payment the lessor is entitled to cancel the booked holiday apartment. Already paid fees will not be refunded. Please note that the cancellation policy apply (see section 3.2).

Cancellation by the tenant

Cancellations must be confirmed by telephone and in writing to the landlord.

From the time of booking up to 8 weeks before the date of the lease, we will charge you 30%. From the eighth week to 14 days before the date of the lease, we will charge you 90% charge and cancellation from the 14th day before the date 100%. We advise you to take out cancellation insurance to cover these costs.

Cancellation by the landlord
If any exceptional circumstance compels the landlord to cancel the rented holiday apartment, the landlord will pay back the already paid amount.

Complaints

Despite good agreements and regular follow-up is still possible that you think you are entitled to a complaint. For this, the tenant must report to the landlord who will try to resolve your complaint.

The early departure from the holiday apartment, or the independent involvement of another holiday apartment, relieve the landlord of any obligation to refund or compensation.

Liability of the tenant

During the stay in the holiday apartment the tenant is fully liable for the rented holiday apartment, for the establishment and for all the things that belong to the house. Also, for additional costs such as excessive electricity or water you as tenant are liable.

The landlord is entitled to time and still hold the tenant, if the
damage not, or is not properly settled or if paying the fee is not (fully) paid by the tenant. All associated costs are the sole responsibility of the tenant named in the booking confirmation.

At present holiday apartment and / or house rules are inextricably part of the lease and must therefore be strictly adhered to.

Liability of the landlord
The landlord accepts no responsibility or liability for damage or theft of personal property of the tenant, in any form, by any cause whatsoever.

Number of persons
It is not permitted with more than 6 people to rent the vacation apartment.

Pets
It is not allowed to bring pets to the holiday apartment.

Costs of water, gas, electricity and heating costs
The prices include normal consumption of water, gas and electricity.

Receipt key

The key (in duplicate) will be provided by the landlord to the tenant loan
asked. The keys remain the property of the landlord. In case of loss, theft or any other manner of loss of the keys, the tenant is an irrevocable amount payable of € 100.

The tenant is never entitled to hold the key for any reason whatsoever. If he does that then he is doing a fine of € 500, subject to the actual costs.

Deposit
The tenant is asked €300 deposit.

Advance
Paying a deposit means you accept the terms and conditions applicable to this agreement.
